Additional Pool Information From Seller...
- The pool is a 35,000 plaster pool, which is kidney shaped.
- Pool is an Anthony Sylvan pool.
- The largest part of the pool is 3 feet deep. This allows for a large area for playing games such as volleyball, basketball, and general play
- The deep end goes up to a maximum depth of 8 feet, which allows for diving and jumping.
There is a rope line that can be placed in the pool at the point the pool depth increases, which can alert younger swimmers and parents of the limit of the shallow end- Pool can be heated. There is a 500 gallon tank of propane to support pool. On average can get 2-3 seasons out of a tank, depending on use of full pool heating, heat of summer, and hot tub usage. To heat the pool it takes approximately 4 gallons of propane and 1 hour to raise the temperature of entire pool 1 degree. Tank is owned by Suburban, but ownership can be transferred with a phone call.
- Pool filter is a sand filter, which makes backwashing and maintenance easy, as additional filter chemicals are not required
- Attached to pool is an in ground hot tub, which is run off the same filter and heating system as main pool. This hot tub makes for a great “kiddie pool” when not heated, allowing young kids to frolic at a maximum depth of 2.5 feet, with a seat/shelf with a depth of 1.5 feet
- Work that has been done on the pool since we took ownership
- Brand new filter, pool cleaner pump, and heater – 2004
- Draining and power washing of pool -- 2007
- New automatic cleaner unit and hose – 2009
- Underground pipe system leak test and repairs -- 2009
- Tile re grouting on hot tub wall -- 2010
- Summary of Pool Costs (all cost approximate)
- Opening -- $350
- Initial Chemicals/Water Testing -- $300
- Additional Chemicals -- $300
- Pool Closing -- $350
- Annual Maintenance -- $500-$1000
- Propane -- $1200 for full tank, lasts 2-3 years
- Electricity increase (for filter and cleaner) – Approx $100 month
- Total Cost per Season – About $3000 (cost of 1 week shore vacation for a summer of fun)
- Maintenance Required to upkeep pool
- Initial Water Testing/Balance – After taking water sample to store, add chemicals over time.
About 2 hours of time over a 2 day period- Every Wednesday Evening -- Check skimmer baskets and pool cleaner, empty as required, add
skimmer sticks if necessary (15-30 minutes)- Every Sunday evening – Add 3 lbs shock. Add ¼ bottle algaecide. Check skimmer baskets and
pool cleaner, empty as required, add skimmer sticks if necessary (30 minutes)DETAILED POOL MAINTENANCE AND NOTES
- We have used professional pool services to open, close and maintain the pool since we purchased the home in 1993
- I used Millennium Pools for all my work. Owners name is Greg and number is 240-529-7490. In addition to open/close they are also able to do leak tests and repairs, tile work, piping and filter work
- The cost to open the pool is approximately $350. This includes:
- Cleaning the pool
- Removing the cover and storing in shed
- Installing automatic pool cleaner
- Cleaning Concrete Deck Area
- Testing Heating
- Getting Filter running
- As a suggestion we did not open pool until Mid May to avoid the flowers from the Azalea
bushes.- I used Contemporary Water Crafters (located in the airpark industrial center) for all my chemicals and pool supplies. By giving them the house number they will be able to pull up all the supplies/history of the pool.
- In the beginning of the year, I bring them a water sample. They will give me a batch of chemicals needed to balance the pool. Cost of this is usually around $300, and includes Chlorine and Algeacide for the first half of season
- Generally after this is done, I only need to add Chlorine and Algaecide weekly. I would spend another $200-300 for Chlorine and Algecide for the remainder of the season
- 3 bags of shock a week
- ¼ bottle algaecide weekly
- Add 4-5 skimmer sticks of chlorine to each basket as needed.
- There is an automatic pool cleaner, which is run on the timer, about 4 hours daily. This keeps dirt out of pool and eliminate need for vacuuming
- The cost to close the pool is approximately $350. This includes:
- Cleaning the pool
- Removing the cover from shed and installing
- Removing automatic pool cleaner and storing in shed
- Cleaning Concrete Deck Area
- Winterize Heating, Filter and pool piping
